Evolving Honolulu - Honolulu Night Market, Kakaako カカアコナイトマーケット!

 

Today, I would like to share the information on Kakaako Night Market. Kakaako is a very hot area that has so many development plan to be the 2nd hottest spot on Oahu next to Waikiki area.
Kakaako covers pretty wide area that Kamehameha school is planning the "Master Plan" to develop mixed use, mixed income neighborhood.
カカアコのナイトマーケット。ここ数年注目を浴びているホノルルのホットスポットカカアコ。アラモアナからダウンタウン手前までのエリアをカバーするこのエリア、次々と新しいコンドミニアムが建つ計画、その名も”マスタープラン”。
Honolulu Night Market, which is held once a month from 6p.m. on Saturday is almost like a block party, but more organized and there is actually a cover over your head when you choose to eat inside of warehouse buildings. Many say, "Family Friendly" If you watch out where you are going since it's packed with many people.
そんなカカアコに登場し出したのがナイトマーケット。家族ずれにも好評、ブロックパーティーに似た感じです。
                             
When lots of new condo developments were planned and approved in this area, many people were concerned about losing the "Local" flavor. It's nice to see how all the local people can get together and enjoy at this market place for sure. At the same time, visitors can enjoy what this evolving Hawaii can offer not only during the daytime, but continue to enjoy at night.
新しいコンドミニアムが次々と建てられる中でハワイの味わいが失われる懸念の中、地元の人たちが集まって楽しめるスポットが増えたのはとても嬉しいことです。また、訪れる人たちにもローカルスポットを気軽に味わってもらえます。

 このマーケットに登場していたストリートパフォーマーはかなりすごいマジックを見せてくれます!









The night I went there, it was very hot yet little rain here and there. Perfect night out spot for those who would like to experience some of the urban mixed Hawaii culture. Hope you are hungry! おなかをすかせて行ってください!

Once you get there, you will see vintage cars parked upfront, then main stage where local bands were playing and entertaining crowds, then, you will see dozens of food vendors that offer various foods and merchandise.

It was filled with local and some tourist. I could hardly move around. As I was walking around entire site(which only took about 10minutes or so), and explored the interior of the warehouse building, I noticed the beautiful handmade decorations inside. When you pass through the warehouse part, there was a little outside bar set up where you can lounge and drink with your friends being surrounded by the Asian-Hawaii inspired decoration.
入り口のすぐ近くにファッションショーやバンドが演奏するステージがあり、食べ物、グッズを売っている小さなお店で盛りだくさん。倉庫側に入ると手作りで作ったお部屋とデコレーションがいろいろあり、さらにはバーまで設けられていました。
 

 

Honolulu is such a special place that attracts people eternally. Lately this mixture of local culture and urban culture are alluring even more people. I even saw tourists who walked to visit this night market from Waikiki on foot!
For those who are considering buying new condos in this Kakaako area would be in for a real treat for sure.
ホノルルはもともと、とても特別で魅力のあるところですが、現代風の文化の変遷でさらに訪れる人が多くなるようです。ワイキキから歩いて来たと言う方もいらっしゃいました。
カカアコの物件を考えられてる方に、より楽しみが増えそうです。

Attention Heroes of the United States! Introducing the New VA Home Loan!


The people who have served or had served for country definitely have a great advantage when it comes to housing in addition to all the other benefits. It would be like lost money if they don't use such a great programs that are readily available.

For military people, first thing you should ask yourself is : "Have I served in the military for how long?" If you have served for minimum 90days during war time(August 1990-present), you might be eligible.

In order to make sure the eligibility, you should request the "Certificate of Eligibility" and try to be pre-qualified with the VA home loan approved lenders.

Here, I would like to brag about how wonderful our company and agents are that I work with.
We see many listings and interact with many agents from both seller side and buyer side. I strongly believe that agents play such an important role in the process of your biggest purchase, "HOME".

The Loan Officer at HHOC is also wonderful. It takes a REALLY GOOD officer for me to actually say this, but whatever/whomever I recommend personally, I can recommend without worrying about bad results.

I went though the buyer education programs that HHOC offers, and my experience was so awesome that I would LOVE to recommend to anybody. Please remember now, this is a non-profit organization, they don't do this for profit. So NO COST to YOU!
All you need is a positive mind and your effort to make some time to go through programs. And guess what? You will only end up gaining more knowledge on home purchase, how to keep your precious home, how to save money on tax and so on. Doesn't that sound like a good offer?

How to buy a home with low down payment in Hawaii? 頭金が少なくてもお家が買える?

There are always dilemma as to buy or continue to rent. What is the biggest barrier for buyer to purchase a home? Normally, saving up for the down payment for many years. Then, how people are buying homes if you don't have down payment ready? Take advantage of what this non profit organization can offer.
賃貸を続けるか家(またはコンドミニアム)を購入するかは誰でも悩むことですが、そこで一番のチャレンジは通常頭金を用意することでしょう。
では、頭金がそこまで貯まっていない場合、家(またはコンドミニアム)をどうやって購入できるでしょう?
Hawaii Home Ownership Center(HHOC) continuously provides down payment assistance program that helped thousand's of people to become a 1st time home owner in Hawaii. There are actually loans available with low down payment, yet with this program(DPAL), you can avoid paying for purchase mortgage insurance that comes with low down payment loan usually.
非営業のハワイホームオーナーシップセンターでは、今年も頭金補助のプログラムがオファーされています。このプログラムはDPALと呼ばれ、通常20%以下の頭金でローンを組む場合に必要なローンにかかる保険料を払うことを避けることができます。

Right now, HHOC offers 5% down, down payment assistance program. What that means is that you just have to come up with 5% of home purchase price, then rest of the 15% will be filled by the program. There, you have 20% down to purchase a home! Please note that it's ALWAYS a good idea to have more funds available though. At lease about 4% of home purchase price for closing cost and so on. Home purchase is a lengthy process, you will need lots of patience even during the time you are shopping for it. But the reward you get is priceless. You WILL become a home owner.
現在オファーされているプログラムでは、5%の頭金が用意できれば、このプログラムを使って物件の購入が可能になります。(5%+DPAL15%=Total20%頭金)もちろんそれ以上に余分な資金を用意しておくことは必要です。(購入の物件の4%+)

物件の購入は、購入を決心し、プランをたてるところから始まり、実際の購入までと、とても長いプロセスなので忍耐が必要ですが、それを乗り切れば、あなたもお家のオーナーに!

If you are seriously considering buying a home in 2014 with getting a down payment assistance from HHOC, first thing you can do is to get a consultation through them to find out where you are financially. What I love about HHOC is to educate future home owners to be ready to KEEP the house. What you really don't want to do is to buy a house that you love and lose it.
